  • Managing weekly lawn maintenance, monthly core system inspections (water service, HVAC, windows, structural components)
  • Post-rental inspection and app review management
  • Turnover readiness inspection prior to arrival of new guests.
  • Sourcing/hiring trades needed to maintain rental
  • Relationship building with local business to provide rental guests with information (boat rentals, fishing, wine, restaurants, battlefield tours, etc)
  • 24/7 emergency service
  • Housekeeping management (laundry and full cleaning)
  • Personalized welcome basked with fresh fruit and snacks for guests
  • Regular recommendations to increase profitability of the home 
  • Inclusion in KC Destination marketing materials

15% of booking revenue

Tier Two: Partial Management

Partial management for the entire duration of contract. Services include:

  • Rental app communications with incoming booked guests (via host-sharing)
  • Post-rental inspection and reporting for use in reviews.
  • Turnover readiness inspection prior to arrival of new guests.
  • Sourcing/hiring trades needed to maintain rental (lawn care, repairs)
  • Relationship building with local business to provide rental guests with information (boat rentals, fishing, wine, restaurants, battlefield tours, etc)
  • 24/7 emergency service
  • Housekeeping management (laundry and full cleaning)

10% of booking revenue

Tier Three: General Upkeep

General rental property upkeep for the entire duration of contract. Services include:

  • Turnover readiness inspection prior to arrival of new guests.
  • Relationship building with local business to provide rental guests with information (boat rentals, fishing, wine, restaurants, battlefield tours, etc)
  • 24/7 emergency service availability (to be billed hourly)
  • Housekeeping inspections.
